Petition for Special Meeting of Members

Pursuant to Bylaws, Article IV, Section 2

The meeting is scheduled โ€” and your signature still matters.

Every signature we bring to April 23 shows the board the full scope of community support for transparency, accountability, and fair governance. We need a minimum of 23 signatures to formally call this meeting โ€” and the more we have, the stronger our voice.

What This Petition Asks For

Independent Financial Audit

The Association has never conducted an independent financial audit in its twenty-year history. We request that the membership vote to authorize an independent audit of Association finances. This is not an accusation of wrongdoing โ€” an audit protects every homeowner and every person who has managed our funds by providing an independent confirmation that our finances are in order.

Financial Controls and Board Oversight

We request that the membership vote to adopt a financial controls policy requiring: (a) supporting documentation โ€” invoices, receipts, or contracts โ€” for every check issued by the Association, presented at the time of signing; (b) all sitting Board members retain access to Association financial accounts as required by their fiduciary duties; and (c) regular financial reporting to the membership. Every dollar collected from homeowners should have a clear paper trail.

Independent HOA Attorney Selection

The Association needs independent legal counsel to advise on CC&R enforcement, parking regulations, ADA and Fair Housing compliance, and other matters that affect every homeowner. We request that the Board conduct a competitive selection process โ€” soliciting proposals from multiple qualified HOA attorneys and presenting recommendations to the full Board for a proper vote.

Vendor Procurement and Community Notice

We request that the membership vote to adopt a formal policy requiring: (a) a minimum of three competitive bids for contracts above a Board-defined dollar threshold; (b) any Board member with a personal or financial relationship to a vendor must disclose the relationship and step back from the vote; and (c) homeowners receive advance notice before the Board takes up major policy decisions.

Open Board Elections and Officer Appointments

When a seat on the Board opens up, every homeowner deserves to know about it and have a fair chance to serve. We request that all Board vacancies and officer positions be announced to the full community with an open nomination period before any appointments are made.
